      <image:caption>By expanding out the back into the large, underutilized yard, a second bedroom, bathroom and large living room were added with minimal disruption to the existing duplex. Large French doors in the new living room are always open during sunny weather and often during the winter because the yard is protected from the wind. The addition was designed to accommodate a future roof deck or upper floor addition. The flow from kitchen to the dining and living areas and into the yard feels natural. The house has become a perfect place for entertaining in temperate Bay Area nights. It’s a private oasis in central Berkeley.</image:caption>

While appearing to be modest addition from the outside, it is re-imagined on the inside. The existing house had a lot of unrealized potential and many small changes were made fo improved the procession, give a better sense of spaciousness, and carve out space in an addition that didn’t significantly increase the massing of the house. The main living area was expanded four feet to open up the the floor plan and take advantage of west-facing access to the yard. The upper floor addition began by filling in a two-story loft space and then expanding over existing space. Due to City of Berkeley constraints on an irregular-shaped, small lot, the back roof is low. Yet rather than bow down, the space below the roof contains the stair with skylights above with openness the belie one of the strong forces pushing this part of the design. Below the addition sit two bedrooms, a bathroom and a laundry area.</image:caption>

      <image:caption>General Contractor: South Face Construction Structural Engineer: George McCluskey Pool Contractor: Aqua Pool Construction Owned by the same family, there were a lot of items on the wish-list with these two houses on two lots. The must-have was a swimming pool. The would-like-to-haves were better views, an updated kitchen, openness between the houses at times and separation between the houses when business guests visit. There was a lot of creative brainstorming with the owner and the finished project is an oasis in the hills. The simplicity belies the complexity. To make space for the pool, part of one house had to be removed and the pool is nestled up to, but not over, the shared property line. Changes to the house footprint worked well with goals for the kitchen and the new kitchen is exponentially more open and efficient. Changes to the yard were surgical to keep costs down while making the outdoor spaces flow and making new visual connections with the renovated kitchen. Finally, a moving fence enables separation between the houses when more privacy is needed.</image:caption>

By scraping the roof and nearly all the walls down to the floor boards, we were able to create new spaces exactly as the client wanted. The wooded Montclair retreat is cozy and light filled, spacious and elegant, and the perfect place to sip tea on a foggy morning or relaxed weekend.</image:caption>

A previous addition converted the porch to a dining room. While overall it was a good idea, there were some shortcuts that made it awkward, including a step up to the dining room and an unbalanced space division because of the original exterior wall that was now between the dining and living rooms. Originally, the project goal was to gently touch walls and primarily treat the renovation as an update of materials and finishes, including keeping the step and the interior ‘exterior’ wall! After studying the existing structure, understanding client dreams better, and proposing designs with 3D imagery, all of the awkwardness of the previous house was corrected and the result is stunning. By nature of being in the Montclair hills, there are phenomenal views of the Bay from the back of the house. With the careful removal of walls and reconfiguration of interior orientation, the kitchen nearly doubled in size and opened up with visual connection to the living and dining areas as well as the San Francisco Bay beyond. To complete the transformation, an upper level deck was added with direct access from the kitchen and a stair to the yard. The back yard was almost inaccessible before and now it is one interconnected, flowing space.</image:caption>
